RHOC Season 18: Gina Kirschenheiter and Jennifer Pedranti’s Rental Drama Explained

Gina Kirschenheiter recently added a new career to her resume. In addition to her gig on Real Housewives of Orange County, Gina is also now a realtor. Her new job came in clutch for Jennifer Pedranti, who needed a new pad post-divorce. Gina quickly hooked her girl up with a fitting home, but then, Jennifer received an eviction notice on this rental, as the premiere episode of RHOC Season 18 showed. Cue a less-than-thrilled Gina because it’s tarnishing her name in her new industry.

But why is there an eviction notice on Jennifer’s rental? And what are Jennifer’s next steps? Let’s start in 2021 when Jennifer and her now ex-husband William Pedranti separated.

Bye, Bye, Bye

During RHOC Season 17, Jennifer talked about her divorce from Will. As she and Will drifted apart, she began an emotional affair with Ryan Boyajian. “When I met Ryan, I was just in a marriage that was dying. And just having this excitement about someone that I shouldn’t have” she told Gina, struggling to put her feelings into words.

Gina became triggered. Her ex cheated, so cheaters are not her bag.

Towards the end of their marriage, which began in 2021, Jennifer moved out of their house in Oklahoma. She and their five children moved into a rental in Orange County, while Will stayed behind in OK. Even though their split arrived before Jennifer joined RHOC, we still met Will during the Season 17 premiere. This house that aired, however, is also now a thing of the past.

“Last year, we had a beautiful home. But then the owner of the home ended up selling the house” Jennifer revealed in the Season 18 premiere. Thankfully, Jennifer has a realtor on her cast.

Last year, Gina joined a top-producing Realty Team in Rancho Mission Viejo, CA. Being a part of The Archuletta Team was a game changer for this star because she’s got mouths to feed. Luckily for Gina, her platform and built-in connections came in handy, as one of her largest listings to date belongs to a former RHOC star, Elizabeth Lyn Vargas. This is a tough industry to crack into, and as she has managed to get herself onto a great team, her reputation means everything.

With that in mind, Gina found the “perfect house” for Jennifer. But then, in the Season 18 premiere, Jennifer dropped a bombshell, revealing that she is getting evicted.

As Jennifer explained to her now-fiancé Ryan, she and Will could no longer afford the rent on this house. “I’ve been talking to my landlord. Just to catch myself up on rent, I feel like it was a number, like 24,000 [dollars] or something,” Jennifer stated.

In her confessional, Jennifer further stated that she and Will “have made very little progress” in their divorce. “Unfortunately, it’s taking Will a long time to turn in financials. He was responsible for the lion’s share of the rent and I was responsible for a small portion,” she said.

For a while, Jennifer thought her rent was being fully paid, “but then” she “started seeing a group text with Will and I and the owner of the home, saying, ‘I received partial payment of the rent. Are you gonna pay the rest of the rent?'” Making matters even worse, Gina was also CC’ed on these texts.

Following this, Jennifer learned about her eviction. Gina told a few of their shocked costars about this as well. And now, Jennifer has to deal with Gina.

“Every time I feel like I go out of my way to be a nice person, I get bit in the a** by it,” said Gina in one of her Season 18 premiere confessionals. “Like the Jenn stuff going on. It’s hard. I helped her. I found out she got evicted because she put it on her Instagram,” she quipped.

While these things happen, Gina went above and beyond for Jennifer. In fact, according to Gina, Jennifer did not have to jump through as many hoops as your typical house-hunter does since Gina vouched for her costar. “I’m pissed about it,” Gina explained, adding, “Now this is starting to affect me professionally. I don’t need other agents talking about the fact that I put somebody in a home that didn’t pay their bills.”

Lesson learned, eh?

So what will Jennifer Pedranti do now?

Jennifer owns a yoga studio, but as she noted, this job “doesn’t pay enough for me to cover [my] rent. I get paid $50 a class.” Also, “Will is no longer working for the family.” AKA, neither of them could foot this bill.

To date, Jennifer has been receiving help from Ryan and her dad. But Ryan has a better idea moving forward. He wants Jennifer to move in with him. But this is a big ask when five children are involved.

“I know you say that, but are you thinking this whole thing through?” Jennifer asked. “What if you and I fall apart? We can’t stay. I gotta figure it out again,” she explained.

“It’s the path of least resistance,” Ryan answered, asking “And why wouldn’t it work out? We got this.”

And now, it appears as if Jennifer might take him up on his offer. But can she help Gina escape any further blowback from her failures to pay her rent? And will this friendship survive? Only time will tell.
