It’s Josh vs Josh on Million Dollar Listing Los Angeles Season 15, Episode 5! Last week, Tracy spilled the tea about breaking up with Erik, and Flagg went to war over email with a client. This week, Altman and Flagg have dueling listings in the same neighborhood, and Flagg might be interested in purchasing Altman’s. Tracy also mentors a new agent, who almost fumbles a deal. Here’s everything you need to know about MDLLA Season 15, Episode 5: “A Tale Of Two Listings.”
The Altman brothers are tasked with an almost impossible challenge
The Altman brothers met up in the Trousdale neighborhood of Beverly Hills to resell the Chalette listing they had sold two years ago. Matt immediately razzed Josh for his salmon pink pants and palm tree patterned shirt. Bros will be bros. Their client Irina gave them a tour of her home complete with upgrades. Such as a $48,000 dining room table, an $85,000 temperature-controlled wine locker, and a Rolex headboard worth $93,000. Cringe. Irina wanted her home and furniture sold within 30 days, and for the $17 million price she paid for. Matt and Josh convinced her to price her home at $16.995 million, and the furniture for $1 million to move quickly. Now the race was on!
It’s been a rough go for Tracy as of late. She recently broke up with her boyfriend, and the Crescent Bay listing wasn’t moving. However, she received some good news on a potential listing from her new agent Jamie. The two met up in the Stone Canyon area of Bel Air, known for its large lots and greenery. It was another big box McMansion home, and Jamie wanted to take it on. Tracy determined it wasn’t fit for a family, but was a secondary home for partying. Who doesn’t need one of those? But, there were privacy issues with the glass bathroom. The home was near a construction site. Still, Tracy advised Jamie to know the neighborhood like the back of her hand so they would be prepared when they pitched to the developer.
Could Flagg be the buyer the Altman brothers are looking for?
Besties Tracy and Flagg met up to discuss selling his Bedford listing. Flagg couldn’t bring himself to do it until he found a new home. He liked the cachet of being a homeowner too much. He did find a listing he liked, but there was a catch. The listing agent was Altman. Tracy said to Flagg, “Are you excited? You look thrilled.” This got a rare chuckle out of the usually cool Flagg.
Later on, he had a nighttime open house for his Castle Place Trousdale listing. This was at the request of the seller who thought nighttime was best to see the views. Flagg wasn’t fired yet, so he did what was asked. No one showed up except for Flagg’s friend. After a tour of the home, he asked what she thought it was worth. She asked, “Two million?” Flagg almost spit out his drink, they weren’t in Jersey! In reality, he thought it was worth $13 million, not the asking price of $18. It would be another email battle with the seller tomorrow.
The next day Flagg met up with Matt and Josh to see their Chalette Trousdale listing. Was this the buyer the Altman brothers needed to complete their 30-day challenge? Josh predicted Flagg would love the furniture because of the style, but that was not the case. Flagg said about Josh’s taste level, “This is a guy who thinks that the china is attractive. Nobody thinks that Versace China is attractive.” Ultimately, Flagg loved the modern home but thought it was priced way too high at $17 million. Josh got in a barb of his own when he said, “It’s a little too rich for him.”
Tracy and Jamie stick the landing
Today was D-Day for Tracy and Jamie regarding the Stone Canyon listing. Tracy quizzed Jamie on the way over. Did she know her comps? Jamie was nervous but ready. When they arrived there were some noticeable differences. Landscaping had been added, and the floors inside were finished. But Tracy was worried because they were still missing furniture. In her eyes, the home wasn’t fully ready.
They sat down with Melanie, the owner and developer, to talk business. Jamie fumbled a bit and started the conversation about her too-high heels and being sweaty. Tracy saved her student and got down to brass tacks. She explained because of the market, construction, and lack of finishing, they should price low in the $20’s. Melanie said it had originally been on the MLS for $25 million. Jamie jumped in and gave her comps of the neighborhood to back up Tracy. It worked, and Melanie agreed to $22 million. Teamwork! The two landed the listing, but as Tracy said, the hard part was selling it.
Flagg vs the Altman brothers: Trousdale Edition
It was a Trousdale-off as Flagg and the Altman brothers concurrently showed their listings. Altman’s listing was all shiny and new. The potential buyer was dazzled by the zero wear and tear. Meanwhile, Flagg had a broker check out his listing. He loved the canyon views, which he could see because it was daytime. But the age of the home was showing … and also the rat traps. Flagg knew that Altman’s listing was the better one, and the broker would head over right after.
Flagg met with his coworker Diana to discuss the next steps on the Castle Place listing. The seller agreed to drop it a million. Flagg snarked instead of it being three million over, now it was only two. He dictated an email to send over to the seller to reduce the price again. Flagg likened it to a young prostitute, everyone wants them. No one wants the old ones. Diana wisely got Flagg to delete that part of the email, otherwise there would have been a second email war. The plan now was to wait until the listing expired and then bounce.
It was round one for Tracy to negotiate with Altman on Flagg’s behalf for the Chalette listing. Tracy and Flagg drove over to Altman’s office and agreed to offer $13.3 million. It was lower than the asking price of $17 million, but it was something to work with. Flagg decided to stay in the car, so Tracy went inside. Altman was surprised not to see Flagg. He said, “Maybe it’s a good thing he’s sitting in the car. It will save him the embarrassment.” Ouch! It was time to negotiate. Altman asked where they were coming in with an offer. Tracy warned, “Lower than you’re gonna like. Welcome to the market.”
